We aim to develop and maintain affordable, stable, and diverse housing opportunities in the Manchester, NH area in perpetuity through a community land trust.
How Does a Community Land Trust Work?
Membership ensures stable housing expenses. The amount of the mortgage will always be the same from day one.
SEPARATE THE LAND FROM THE HOME
A land trust acquires property in the community. The lot remains in the possession of the trust and any “structures” on top of it are owned by the residents. The land trust provides owners with a 99 year lease.
These structures can be single family homes, renovated existing multifamily buildings, or new construction. Separating the land from the structures brings down the cost and makes home ownership more accessible.
EMPOWER OWNERS AS CO-OP MEMBERS
Home owners in a Land Trust share collective responsibility for the well-being of their community and are considered Co-op members. If something is broken, co-op members have the authority to get it fixed rather than depend on a landlord or management company. Because they own their homes, residents aren’t subject to rent spikes or arbitrary evictions.
Stable long-term residents improve neighborhoods and make them safer. Since co-op members need to work together, they are less isolated.
